DUBLIN, Ireland: Ireland's property prices continued their upward trend, rising by 8.1 percent in the 12 months leading to January 2025, according to new data from the Central Statistics Office (CSO).
Dublin prices increased by 7.5 percent, while prices outside the capital rose at a slightly higher rate of 8.6 percent. The median price of a home purchased over the past year stood at 359,999 euros.
Dun Laoghaire-Rathdown recorded the highest median price at 662,349 euros, whereas Leitrim had the lowest at 180,000 euros. Blackrock emerged as the most expensive Eircode area, with a median price of 743,500 euros, while Clones in County Monaghan was the most affordable at 133,000 euros.
In January alone, 3,801 property transactions were recorded, totaling 1.6 billion euros in value—an increase of five percent compared to January 2024. This included 2,824 existing homes worth 1.2 billion euros and 977 newly built homes valued at 459 million euros.
Revenue data also highlighted that 1,504 first-time buyers entered the market in January 2025.
Outside Dublin, house prices climbed 8.9 percent, while apartment prices rose by 5 percent. The strongest regional growth was seen in the border counties—Cavan, Donegal, Leitrim, Monaghan, and Sligo—where prices surged by 12.7 percent. In contrast, the mid-east region, comprising Kildare, Louth, Meath, and Wicklow, saw a more modest rise of 5.8 percent.
Commenting on the data, CSO statistician Niall Corkery noted: "Residential property prices rose by 8.1 percent in the 12 months to January 2025, down from 8.8 percent in the year to December 2024. In Dublin, residential property prices saw an increase of 7.5 percent, while property prices outside Dublin were 8.6 percent higher in January 2025 when compared with a year earlier."
Property prices across Ireland have increased by 160.7 percent since early 2013. In Dublin, prices have risen by 158.3 percent since their February 2012 low, while the rest of the country has seen a 171.8 percent increase since May 2013.
